IAM2553 – Franchise Broker Journey: Life on the Run
Special Episode by Gresham Harkless Jr.

In this special episode, Gresham Harkless reflects on the symbolism of the number 212 — the temperature at which water boils, to illustrate a key truth about progress and transformation.
He emphasizes that transformation doesn’t occur because of a single moment, but rather due to the consistent build-up of actions and discipline leading up to it — much like how water only begins to boil after being gradually heated.
Gresham expresses a mix of frustration and clarity, acknowledging that while progress can feel slow or invisible at times, it's often right before a breakthrough that challenges intensify.
In addition, he discusses the value of maintaining consistent, purposeful actions, confident that these ongoing efforts will eventually produce tangible, meaningful results — the moment when things truly start to shift.

Gresham Harkless 00:28
Hello, hello, hello. This is Gresh from the I AM CEO Podcast. And this is a special episode of our I AM CEO Podcast.
And this is actually going to be a snippet of a snippet, so to speak. I'm just doing an intro because I've been starting to document my journey into starting what is now called Blue Star Franchise.
We're also going to do a kind of sub-site within CB Nation called Franchise CEO. So, you'll see some links in the show notes related to that.
But just wanted to give you a little bit more insight, give you a little bit more color in some of the aspects of why I'm actually doing this.
Because one of the things I was doing as I was going through training to start up this new business was realizing and hearing from the founder of FBA, the Franchise Brokers Association, that it'd be really cool to document your journey going through and building this out.
I think it's something that would be super helpful, obviously for people that are looking for and thinking about starting franchises.
But frankly, if you're starting anything, any type of business, I think it's really cool to kind of just even see the journey and how it's been going from there.
So, I'm going to share a few of those snippets from the first couple of videos that have been created.
But definitely, of course, subscribe to our YouTube, check out a lot more where I figure out exactly where we're going to post this.
So, I'll have that information that's available to you. But regardless, if you're a builder, continue to keep building, continue to do your thing.
The world definitely needs exactly what you're trying to build and needs you to be your unique self.
So, make sure to run your own race, because nobody can run your race like you.
This is Gresh signing out. I hope you have a phenomenal rest of the day.
Day 212 of the Franchise Broker journey. And it's funny that it's 212 because 212 is, I think, when everything starts to change.
I have to look it up again. 212 is like, at sea level, water boils at 212 degrees Fahrenheit.
This is the temperature at which water vapor pressure equals the atmospheric pressure, causing the water to transition from a liquid to a gaseous state.
[restrict paid=”true”]
At this temperature, further heating will not increase the temperature, but instead cause the water to evaporate. So, it's like this breaking point where 212 is actually that point.
So, it's funny because I'm going, I went on a run, didn't hit the four miles, but it was right below four miles.
One of the things that has kind of come up is just how do you realize the things that you're doing, and then it starts to reach a breaking point, and then it starts to boil.
And I think it doesn't happen because of 212. It happens because the buildup, the compounding of the temperature.
And I think a lot of times in life, what happens, and in business especially, is we do the things, but we don't see the effect of those things until it reaches that 212.
So, it's funny that it's day 212, because I feel like I'm kind of getting frustrated. All the things are happening, whether we're talking about the baby and grass she's sleeping, or we're talking about work and just all these things.
But I think the important thing is to keep doing the things that you're doing, because when you do the right things, the water will boil.
It will boil if you're doing the right things. Sometimes it's just putting up one degree more. Sometimes it's putting on a different burner.
Whatever it is, making that change is ultimately what will get the water to boil, not because of just the change, but because of the things that you did prior to that.
So, it's funny that it is 212. It's funny that I went on this run because I think oftentimes we forget all about the impact of the things we're doing and how it starts to build up over time.
And I think this was just a good reminder. It's a great day to kind of think more about it and then just see like where everything takes me and the business and everything from here.
But I'm excited about the things that I've done. I just gotta put it together and get it boiling a little bit more, and then we'll ultimately be where we need to be.
Please let me know if there's anything I could do to help. And of course, looking forward to giving you more and more updates.
