In this special episode of day 166 of the Franchise Broker journey, Gresham Harkless reflects on a moment of late-night clarity that led him to reassess his direction and strengths.

Gresham realizes that his content creation and digital marketing expertise could be the key to transforming how franchise leads are generated and converted.

He identifies a major opportunity in improving the quality and conversion of leads, noting that while he has generated around 120 leads, only about 10–20% have turned into deals, and even fewer have advanced meaningfully.

Hello, hello, hello. This is Gresh from the I AM CEO Podcast. And this is a special episode of our I AM CEO Podcast.

And this is actually going to be a snippet of a snippet, so to speak. I'm just doing an intro because I've been starting to document my journey into starting what is now called Blue Star Franchise.

We're also going to do a kind of sub site within CB Nation called Franchise CEO. So you'll see some links in the show notes related to that.

But just wanted to give you a little bit more insight, give you a little bit more color in some of the aspects of why I'm actually doing this.

Because one of the things I was doing as I was going through training to start up this new business was realizing and hearing from the founder of FBA, the Franchise Brokers Association, that it'd be really cool to document your journey going through and building this out.

I think it's something that would be super helpful, obviously for people that are looking for and thinking about starting franchises.

But frankly, if you're starting anything, any type of business, I think it's really cool to kind of just even see the journey and how it's been going from there.

So I'm going to share a few of those snippets from the, from the first couple of videos that have been created.

But definitely, of course, subscribe to our YouTube, check out a lot more where I figure out exactly where we're going to post this.

So I'll have that information that's available to you. But regardless, if you're a builder, continue to keep building, continue to do your thing.

The world definitely needs exactly what you're trying to build and needs you to be your unique self.

Day 166 of the Franchise Broker journey, and I actually had some thoughts last night. I woke up to get the baby up. or to help put the baby back to sleep.

And I was already, my mind was already racing just around what I could potentially do and how I wanted to potentially to take, this franchise program.

And I'm realizing, because I was thinking about doing this program that they have, and I'm sure they offer, I hope they offer it more than once.

If not, then I had a little bit of a backup of what I wanted to do anyways.

But assuming that this is the program that I ended up wanting to do that sometime in the future.

I asked myself, like, where do I think my biggest pain point, or not even a pain point, where's my biggest strength at?

And I think the biggest strength I have will probably be in the content creation and creating content and things like that.

So I think being able and understanding that we probably want to be more of a new age kind of lead generation team or even a portal.

I think if we were able to generate leads that were able to get over the finish line and we were able to find brokers that were really strong.

And guiding people through the journey, building rapport, doing all those things, that might end up being the best thing to do.

I think that even still, maybe having a few, deals or leads that can kind of help out, having a real thorough process to make sure that when we hand off the deals, the deals are actually going to be quality leads are actually, quality leads.

I think that might be something that we want to ultimately do, because I feel like if you're able to, I just think that there is such a gap and such an poor way that lead portals are ultimately developing leads that I think that that's the biggest gap.

But of course, we want to make sure that the leads get over the finish line.

So that's something that we can continue to refine, continue to get better at.

But the more and more and more as I go through day after day, I feel like that's where the opportunity is.

And I think the opportunity is ultimately in co-brokering. It's not necessarily just, you know, developing leads.

I think it's ultimately in being able to kind of co-broker with people.

I think that if I can continue to have a digital marketing business and continue to do and develop something out of the podcast and the blogs, it's being able to understand that.

One of the things that I'll probably do a separate video on is this idea or concept of being able to ask your clients and customers also what they need, what their pain points are.

And I think that as I have an idea, what my biggest pain point is, I wouldn't say that it's guiding people through the journey.

I think it's getting enough people through to actually get started in the journey.

I think overall I have maybe 120 or so leads that are in the system and of those 120 leads I think that there's a lot of opportunity to to get more than maybe, I think the 10%, I would say maybe 10% became deals.

So maybe 12 to 20, I think I might have 20, so a little bit higher, maybe 20% of those became deals.

Of those 20% that became deals, very few actually got further along. So what that tells me is that the quality of these ultimately isn't there.

So we have to really redefine how we're approaching this, how we're doing this, and what this ultimately looks like.

But interested and definitely excited around what this might end up being. But still, the focus is to get people over the finish line.

I was just saying that if I get 30 more leads or so and you end up getting three deals out of it that's a pretty good ratio 50 out of 30 50 out of 100 or three out of 150 is at 50.

Because you always heard the 100 150 as far as closing but then you know to see that change where it'd be that would be pretty big.

So let's just continue to kind of chop with intrigue I'm still, not sure exactly like what I want to do, like where my biggest pain point is.

I think the biggest pain point or the biggest opportunity is not even painful, but the biggest opportunity is in the leads.

And that's where I haven't done the content creation. I want to start doing that.

And I think that a lot of those things can lead to some greater deals. Can it, can it mean, does it mean like you have an old agency?

I don't know, but it's something we could definitely kind of work on and refine and see what ultimately happens from there.
